DISCUSSION ITEMS:
1. Garage Exception Discussion Item (Svanstrom)
Discuss potential changes to Mill Valley Municipal Code Section 20.60.080 Garages – Carports – Lot location regulated. This is a discussion item and no action will be taken at this meeting.

CONTINUED PUBLIC HEARINGS:

2. 351 Lovell – Appeal of Stop Work-File No. PL14-4201 (Smith) Appeal from the determination of Planning and Zoning Violations by the Interim Planning and Building Director. The subject property is in the RS-10 Zoning District (residential Single-Family with a minimum lot size of 10,000 square feet)
This item is continued to a future date, and will be re-noticed with mailed notices and hearing posters.

PUBLIC HEARINGS:
3. 195 Ethel – Design Review and Variance – File No. PL14-4189 (Zanarini)
An addition to an existing two-story single family residence consisting of a new 348 Sq. Ft. 1st Level, a 760 Sq. Ft. addition to an existing 597 Sq. Ft. 2nd Level and a 108 Sq. Ft. addition to an existing 1,107 Sq. Ft. 3rd. Level. The total floor area is increased from 1,704 Sq. Ft. to 2,920 Sq. Ft. A portion of a proposed entryway requires a Variance to encroach into the exterior yard setback. The subject property is in the RS-10 Zoning District (Single- Family Residential – 10,000 Sq. Ft. lot size).

4. 148 Elm Avenue – Design Review and Categorical Exemption from CEQA – File No. PL13-4159 (Zanarini)
The construction of a new 877 Sq. Ft. upper level and a 218 Sq. Ft. addition to the existing 1,036 Sq. Ft. main level of the residence on a 6,376 Sq. Ft. lot. The project also includes demolition of an existing 858 Sq. Ft. unit and replace with a new 337 Sq. Ft. second unit. The project was last heard by the Planning Commission on May 21, 2014. Revisions currently presented are based on the Planning Commission’s recommendations from the past meeting.
