Discussion of potential revisions to the existing Single Family Residential Design Guidelines.

PUBLIC HEARINGS:
1. 523 Hillside Avenue – Design Review & Categorical Exemption – File No. PL14-4217 (Svanstrom)
Design Review for proposed site work at an existing single family residence. Site work includes a new driveway, retaining walls, parking turn-around area, pool, and landscaping.
The site is a 37,400 Square foot lot located in the RS-7.5 (Residential Single Family, 7,500 Square foot minimum lot size) Zoning District.

CONTINUED PUBLIC HEARINGS:

1. 164 Lovell Avenue – Design Review & Categorical Exemption - File No.: PL14-4200 (Kilgariff)
Design Review Hearing for a proposed remodel of an existing 1,691 Square foot home and attached 265 Square foot garage. A 1,351 Square foot addition will be added to create a 4 bedrooms and 3.5 bathroom, 3,370 Square foot home with an adjusted floor area ratio of 2,669 Square foot. The applicant proposes a complete exterior remodel as well, through the use of stucco and wood features.
The subject property is in the Zoning District RS-6 (6,000 Square foot minimum lot size).

2. 49 & 51 Cornelia – Study Session for Design Review, Second Unit Permit, and Categorical Exemption - PL13-4068 & PL14-4238 (Smith)

The construction of two homes on adjacent parcels. 49 Cornelia Avenue is a 30,829 Square foot lot; the scope of work consists of the demolition of the current structure in order to construct a 4,690 Square foot dwelling, a 533 Square foot second unit and a 501 Square foot garage for a total of 5,724 Square foot and an adjusted floor area of 4,724 Square foot. 51 Cornelia is a 15,156 vacant lot. The scope of work proposed is the construction of a 3,659 Square foot home, an 824 Square foot unit, and a 500 Square foot garage for a total of 4,983 Square foot and an adjusted floor area of 3,983 Square foot. The subject properties are in the RS-7.5 (7,500 Square foot lot size) Zoning District.

3. 200 Molino Avenue – Study Session for a proposed remodel and addition a total of 1,717 Square foot to an existing 2,019 Square foot home – File No. PL14-4214 (Kilgariff)

The construction of a 1,204 Square foot addition and a 585 Square foot attached garage to an existing 1,968 Square foot home to create a 3,723 Square foot home with an adjusted floor area of 3,223 Square foot. Exterior remodel includes new windows, doors, stucco siding, and roof. This project proposes the removal of one heritage tree – a mature Coast Redwood that poses a threat to the property.
The subject property is in the RS-10 (Residential Single Family, 10,000 Square foot minimum lot size) Zoning District.

4. 70 Lee Street- Categorical Exemption from the Requirements of CEQA and Design Review – PL14-4037 (Svanstrom)
Construction of a 2-story 4,076 Square foot Single-Family residence with an attached 567 Square foot garage (523 Square foot of which is “basement” area), a detached 281 Square foot accessory structure and a swimming pool on a 39,008 Square foot vacant lot.
The subject property is in the RS-10 (Residential Single-Family – 10,000 Square foot minimum lot size) Zoning District.
