CONTINUED PUBLIC HEARINGS:

1. 227 Elm Ave – OXB Studios Architects – Design Review - File No. PL13-4098 (Zanarini)
A Design Review hearing for the demolition of an existing residence and construction of a new 1,837 square foot two-story residence with a 442 square foot attached garage on a 5,250 square foot lot. This project has been determined to be exempt from further environmental review under Section 15303(a) of the California Environmental Quality Act (CEQA) Guidelines. The subject property is in the RS-6 (Single-Family Residential – 6,000 square foot minimum lot size) Zoning District.

PUBLIC HEARINGS:

2. 32 Lovell – Daniel Archer - Appeal of a Zoning Administrator Decision for a Design Review, and Variance – File No. PL13-4100 (Zanarini)
An Appeal hearing of the Zoning Administrator approval of a Design Review and Variance for the demolition of an existing detached garage and construction of a new 360 square foot garage with a 476 square foot dwelling unit beneath the garage on a 5,250 square foot lot. The subject property is in the RM – 1.5 (Multi-Family Residential – 1,500 sq. ft. lot area per dwelling) Zoning District.

3. 7 Via Van Dyke – Polsky Architects – Design Review – File No. PL13-4071 (Zanarini)
Construction of a new 3,493 square foot 2-story single-family residence with a 490 square foot attached garage on a 19,721 square foot vacant lot. This project has been determined to be exempt from further environmental review under Section 15303(a) of the California Environmental Quality Act (CEQA) Guidelines. The subject property is in the RS-30 (Single-Family Residential – 30,000 sq. ft. min. lot size) Zoning District.

4. 14 Escalon – Turnbull, Griffin & Haesloop – Design Review – File No. PL13-4105 (Svanstrom)
Design Review for plans to demolish an existing 3,704 square foot single-family residence with a 488 square foot garage and construct a new 2,919 square foot single-family residence with a 633 square foot attached second unit and a 1,012 square foot detached 4-car garage. The subject property is in the RS-20 (Residential Single-Family – 20,000 square foot minimum lot size) Zoning District. This project has been determined to be exempt from further environmental review under Section 15303(a) of the California Environmental Quality Act (CEQA) Guidelines.

5. Planning Commission 2014 Work Program (Moore)
The Planning Commission will continue its discussion regarding its work program for 2014, including possible modifications to the Study Session step of the Design Review process; application submittal requirements for Study Sessions and full Design Review hearings; and possible amendments to the existing language of the City’s Single-Family Residential Design Guidelines.
