ORAL COMMUNICATIONS: Time for comments from members of the public on issues not on this Planning Commission agenda. (Limited to 3 minutes per person)

APPROVAL OF AGENDA:

PUBLIC HEARINGS:

1. 140 Walnut_ Design Review, Variance and Categorical Exemption- PL14-4211 (Svanstrom)
The proposed project will include a remodel, 1,212 square foot addition to an existing Single
Family Home, a new attached 461 square foot second unit, and a new landscaping. The project
is also requesting a Variance to increase the height of the roof at the south side-yard setback
which is part of an existing non-conforming wall within the sideyard setback (to raise the floor
and roof to meet FEMA Floodplain requirements). The project site includes an existing one-car
garage and off-street parking for both the house and second unit along with other site amenities.
The subject property is in the RS-6 (Single-Family Residential – 6,000 sq. ft. min. lot size) Zoning District.

2. 70 Lee Street- Categorical Exemption from the Requirements of CEQA and Design Review –
PL- 4037 (Svanstrom
Construction of a 2-story 4,076 square foot Single-Family residence with an attached 567 Sq.Ft. garage (523 Sq. Ft. of which is “basement” area), a detached 281 square foot
accessory structure and a swimming pool.
The subject property is in the RS-10 (Residential Single-Family – 10,000 square feet minimum lot size)
Zoning District.

3. 317 Hillside –Design Review and Categorical Exemption-PL14-4208 (Svanstrom)
The proposed project is for a pool at the rear of a recently completed existing Single Family Home/second uni on a 11,404 square foot lot. This project is still within the original Design
Review approval time period and is therefore considered a substantial change to the original
Design Review approval.
The subject property is in the RS-7.5 (Single-Family Residential – 7,500 sq. ft. min. lot size)
Zoning District.
